What you need to do is have them sign a waiver stating the
terms and conditions of the deposit, letting them know it will be non- refundable,
if within your state laws.

Its obvious your not looking for anyones opinion, just everyones agreement,
so keep the money, why bother to ask.

i just talked to a lawyer and told me i can withhold the total amount for the deposit which is what i wanted to hear. i tried to rent it out again but everybody is interested in moving in in sept. nothing is been signed this time and next time i will definitely have them sign an agreement. there's no case
