Not if my life depended on it. Someone like that shows a complete lack of responsibility. I'd rather let the apartment sit vacant than not get the rent, have to take them to court and evict, still not get the rent, and then clean up the damage that will inevitably be left once the sheriff kicks them to the curb.

noOOOOOOOOOOOOOOOOOOOOOOOOOOOOOOOOOOOOOOOOOOOOO!!! ! I am in the same boat, Tenant said she had a job but can't pay rent and live in boyfriend pays when he wants, but I see cable gets paid. Do not do it to yourself. Look for a worthy tenant who pays bills and has a job. Save yourself the headache and the legal fee. I wish I would have.

That's an unexplained mystery, like how does someone get a 850 credit score.

At one point I had pretty much every conceivable kind of derogatory except bankruptcy on my credit report and my credit score was 490 - with one bureau reporting 628.

When you are asking about your "friend's problem", OP, I sure hope it isn't really about you, because if it is, your housing options are a portable pup tent down under the railroad trestle.

And that leaves A $300 a month to feed and cloth a family that has kids. That isn't enough money to keep the utilities turned on and I don't appreciate having the plumbing in my buildings freeze.

Bad credit, bad landlord reference, insufficient income, chronically late with the rent, no security deposit, and I never believe that child support money is always on time. If that child support check arrived on time, why was the rent always late?

There is a local homeless shelter that might take her and the family in for a short stay.
