You take an application from applicant "A" (charging $40 to apply or not, doesn't matter). "A" has the following characteristics:

credit score 350 (no bankruptcy if that makes any difference)
late paying the rent every single month for the last two years
no arrears on the rent or unpaid damages from the previous rental
child support income but no job
no money for a giant security deposit

just curious....

seriously? I'm not a LL but I would think one would be stupid to rent to someone like that. People like that make it hard for others.

Uh, is this a trick question? No I wouldn't rent to that person. Not only no, but HELL NO. How the heck does someone even GET a 350 credit score?

Double that at 700 and it only an ok score

Late every month for 2 years!!!!!! That person would not make it one month in one of my buildings. He/she would not even get in, let alone make me fill out eviction papers. I'd have to complete an eviction while doing the lease.
