I really like one of my long term tenants. We have a lot in common and talk all the time. Not only that, but she’s intelligent, responsible and considerate. She’s also really funny and she’s like my little cuate. I really want to hang out with her and be friends. Is that a bad idea?

It's not a bad idea as long as you are ok with being a "friend" should she have problems paying the rent.

Just be nice but honestly keep it on a business level I learned the hard way the other no no is renting to family members .. again lesson learned the hard way

Agree with Faworki1947 - not a good idea at all. If you cross a line with someone with whom you have a professional relationship it'll inevitably turn around and bite you in the butt, so keep it nice but cool.

Yeah, just keep it friendly, and don't get personal with them. That could easily turn into "I can't pay my rent this month. Can I buy you dinner to make it up to you?" LOL

I am very friendly with my tenant. I ask about her family and her work and I always make sure I ask if there is anything with the house that needs attention. She is equally friendly with me. But as long as she is my tenant, we keep a business relationship. That is always best cause then if stuff happens she won't assume I will do her any favors as far as rent goes, and I won't expect more of her than our contract states. I would hold off on more than that till the tenant/landlord relationship is done.

Nothing is 100%...

Best policy is to separate business and personal if for no other reason than risking the friendship should a problem arise on the business side of things...

Real bad idea. I been there and done that. It worked in one rental but not in the other. And the one that went wrong went wrong in a real bad way!
