Are there any landlords here or other self employed people that would know, how income is proved when applying for a rental when self employed? Do landlords normally ask for the last few months bank statements or last years taxes? What should I bring copies of when going to fill out an application?

Tax returns, previous rental information (proof of paying rent on time), and if nothing can be provided as I had stated by applicants...I told them I would charge first, last and security deposit and they told me they couldn't afford it...too bad, then they can't rent from me, some kind of security needs to be provided if nothing can be proved. JMO!

Me and my By broke up he put 30 notice in for move out I just open a day care in the home 2 months ago can I take over lease and if so how to prove my income to landlord he was the only one working when we moved in so he's primary on the lease so what can I do to take over lease will landlord except my income with just a bank statement of 2 to 3 months

You can't just open and run a day care in an apartment without permission and proper zoning to run a business out of an apartment.

Plus, no LL is going to allow you to take over a lease if 1) they find you have been living there without permission and not on the lease and 2) you are running a day care business out of the apt.

A full year of bank statements, not just two months over the summer when business is good. I want to know how you do in the winter, too.

I expect to see business cards, maybe speak to someone who hires you. I expect you to be able to talk the talk and sound like you know what you are doing.

I want two good landlord references that tell me rent was always on time.

Amount of income claimed has to be realistic. Not like the antler collector who claimed he made $16,000 every month but could not afford to buy a house and who had half a dozen collections on his credit within the past two months, most of them about in the hundred dollar range. $16,000 a month and can't pay a $100 bill? Color me skeptical.

It seems that half my applicants are currently self employed gardeners. I don't believe they make the income they claim. I'm not believing the Mary Kay associate who is claiming she will soon be making multi-thousands a month, either

Adding this: whatever you are claiming to be self employed at had better be legal and you'd better be properly licensed and I'd better be able to contact the licensing board and have them tell me that you are in good standing.

Time get looking for another place to live.

You're not even the primary on the lease, are you even named as an occupant? If not there's probably a lease violation taking place.

Even if it's all legit, it's possible that the lease prohibits running a business out of a residential rental.
