If someone has child support payments being taken out and arrears on his credit report, does this effect whether or not you would rent to him? Everything is settled and he is on a repayment plan and is following through. The current payments being garnished are about 1/5th of his monthly income. He has no other debt. He also has a co-applicant/roommate with excellent credit, and no debt. The rental payment would be less than 1/3rd of their combined income, and both have good rental history.

With the information you provided it sounds like together they make enough to support the rent payment.....you didn't mention how much debt the roommate has, but you did say that the rent payment is less than 33% of their income.

If you have other applicants that also have a clean rental history that make more money, it might be better to go with them. Because if one of the above mentioned roommates loses his/her job, will the other roommate be able to afford the rent on their own?

I've had bad luck with roommate situations.....it seems with the situations I've had, roommate #2 decides to move out because he didn't want to live with roommate #1 anymore, another time roommate #2 decided he wanted to move in with his girlfriend and leave roommate #1 high and dry. And roommate #1 wants to stay because his lease isn't over and he likes the place, but can't find an acceptable replacement. Roommate situations can get complicated!

But to answer your question, if someone had to pay childsupport and has set up payments and has been paying it on time and can afford the rental, then it wouldn't negatively effect me renting too him/her.
