It makes no difference whether or not you're on good or bad terms with your LL. In most states he's legally obligated to provide you with a copy of the lease upon demand so just write him a simple letter requesting it.

Not likely. Unless you know for a fact that they used a particular contract that is produced by the state realtor's office, for instance, and didn't make any changes to it. Or, their leases are available on their own website.

Are you anticipating a problem? You might want to just wait and see if there is any problem first. You may not end up even needing the lease.

I don't keep paper records. Everything is on PDF. If one of my tenants wants another copy of their lease I'd send it. If they want one every year I'd send it. If they wanted one every few months I'd wonder WTF their problem was. If they asked every few days that would guarantee them a 50% rate increase when their lease goes month-to-month.

In other words, of course I'd email them another copy if they ask. Why wouldn't I?

If they want a paper copy that's fine too. faxzero.com Tell them to pick a UPS store or other business that accepts faxes for a fee, tell me what the number is, and there you go! Then they can walk in and pay the fee and voilà, printed lease copy!
