Hi. This summer I'm looking to rent a detached home in New Jersey. I'm interested in the Hopewell/Pennington area just west of Princeton. It's a somewhat rural area (for New Jersey, anyway) and I'm worried about how much availability there will be for house rentals. Ideally, I would sign a lease starting on July 1, but I'm wondering if I need to be more flexible as far as that date is concerned. Should I shop around well before this target date?

Does anybody know if house rental availability gets bigger or smaller in the summer months? I worry that owners might get optimistic about selling their homes and won't be open to renting any longer.

Specific Jersey advice and general real estate knowledge is welcome.
