Coming from the low cost-of-living midwest, it's difficult to find a 55+ community with lower cost homes. Most of the nicer, newer big name communities come with big price tags. Thought there might be some lesser known communities that might offer:
- homes in the $200-300k range (average or slightly above average cost of living)
- located in a more moderate climate probably no further north than VA and no further south than northern SC. I would even consider a true 4 season state north of VA as long as winter does not last 6 months and it is sunnier on average than the midwest. (The long gloomy winters here are killing me.) Southern IN and OH might be OK.
- lots of community activities including walking trails, day trips, etc. I'm introverted but love to stay busy outside the home. I want to feel like I'm on vacation. (Is that too much to ask? lol)
- decent shopping within 10-15 min (Kohls, Marshalls, etc), better shopping within 30-40 min (Costco, Target, Trader Joe's, etc.)
- good healthcare options within 30 min drive
- decent airport within an hour (or easy drive, train to Syracuse area)
- prefer not to be near the coast due to hurricanes
- we probably prefer to be in or near a moderate sized town (<100,000) vs a large city, but a suburb might be OK.
A place like Tellico Village seems nice but too rural for me. The Del Webb communities are too expensive for us, as far as I can tell.
Are there any hidden gems out there that I don't know about? We're traveling in September and I would love to take the opportunity to check out some interesting communities along the way. Feel free to PM if you have info to share. Thanks!

I'm not in a 55 community but the median age around here is about 60 so it just seems like a 55 with all the retired folks owning condos and homes.
