^^ wow thanks for that info! Lincoln is only 12min from the attleboro mall, thats awesome! I went to the Providence mall the when I was there and it was very nice but the paid parking was a pain. We also visited the Lincoln "mall" which was literally just a home good and marshals, I did notice there was a gym called MAXX gym in the same plaza, anyone know anything about that place? We are avid fitness people so a nice gym is a must have.

It's really Providence Place which is more of a "mall" proper, but Lincoln

in North Attleboro either which is really big like Providence and often less of a
hassle. There's a drive-in movie theater on Rt. 146 called

Also Seekonk is not too far and has the Seekonk Grand Prix with arcade games
and go-cart racing, and the Seekonk Speedway. Down the other way towards
Harrisvile there's the Spring Lake Arcade. Your closest salt water beaches will
be in the Narragansett Bay - Warwick. Then there's all the southern RI beaches,
Newport beach and Horseneck Beach just over the line in MA, or you could go
further out to the Cape.

And ...ta da ! The Wrentham Village Premium Outlet Mall. I never miss going there when up there visiting family.

There is a Planet Fitness on Mendon Road in Cumberland.

One thing we have to disagree on! The OP would love it though.

Just rent in Cumberland, you can't put a price on a short/no commute. That area of Cumberland is very nice, but not mnany rentals. Avoid Woonsocket like a plague. Also avoid the sketchier areas of Cumberland and Lincoln like Valley Falls and Manville. From Diamond Hill, 10 minutes or less to the Emerald Mall and Wrentham Outlets. Lincoln Woods and Twin Rivers maybe 15 minutes.

What's the area called where those condos went up on Mendon Road, past Stop and Shop? There are some of those for rent, in his budget and they're pretty new.

You mean Berkeley "Commons?"? I would think that to be Berkeley given it's name, with the S&S more clearly in Valley Falls? It must be close to the "line" if such a thing exists. Nice places though, wouldn't hesitate to rent there if nothing closer by is available to rent (as long as the OP doesn't mind the "grittier" landscape nearby).

The Wrentham Village thing? It's a girl thing ! shop 'til you drop, at name brand higher end stores .... silly goose.

You should be able to find some condominium rentals in the vicinity of the Lincoln High School, on Old River Road in Lincoln. Check with Kirkbrae Realty on Old River Road, they are very helpful and own or manage various condos. Wake Robin condos would be another nice possibility across from the Lincoln Mall. In Cumberland, there may also be condo rentals at Maplewoods Condos, Cumberland Crossing (apts./very nice) and home rentals you could consider if you contact a Realtor who handles property management, and some Realtors own nice investment properties. On Bear Hill Rd. in Cumberland, there are two very nice condo communities, one of which is Friar's Green, townhomes, and a newer condo community up the street from that, I can't recall the name at the moment. Just down the hill from Friar's Green are the Abbott Run condos, all very nice and in the Diamond Hill area where Tiffany's is located.

All of the above mentioned should be within your price range.

Unfortunately, all of the bolded are south of Rte 295 and I've been told - by someone who claims to know - that should be avoided!

And certainly don't think that all that exists are these bland cookie cutter type of condo developments, if that's not your cup of tea. Some people love that kind of thing, but I know the idea living in a complex is hell on earth to others. There are plenty of multi-families with only 2 or 3 units. Also, the area was a big player in the industrial revolution which means A) there are plenty of duplexes built around the mills, particularly in Cumberland which has a lot of the brick duplexes. Some of those have also been converted to condos, but most are still for rent. And, B) the disused mills are all being converted to loft apartments nowadays.

The local paper is valleybreeze.com and they have apt listings, along with providencejournal.com and craigslist.net; you'll find more apt listings this way than on riliving.com

?? What grittier landscape? I lived in between the Stop and Shop and the condos, and it was nice because those are all dead ends, leading to the woods and river. I can't think of whose yard had the gritty landscape, though.

You can hear the trains go by though - I got used to it, and it was only twice a night during the time I was home.

Someone told me that Panda closed, is it empty now?
