Hi,

I move to the city in August and will be a 1st time home buyer. I'm trying to better understand potential costs associated with owning a home. I will be the first home owner since it was gut renovated so I do not have a prior owner to ask these questions. I hope you will be able to help me.

What is the cost of natural gas right now?
What is an average electric bill on a 1600 sq. ft. house?
Natural gas cost for the year?
How many months do most people actively heat their homes?
Water & Sewer?
Trash collection?
Is there a homestead tax credit in VA?
Any other expenses I add to my list?

Some of those answers will vary depending on whether you'll be living within the city limits or in the surrounding counties. HAve you narrowed down an area yet you'd like to live in?

Oh yeah, the city does have a Homesteader program. It is also described on the website. Many other programs exist such as Rehab Tax Credits and Tax Abatement. Other state and local programs are available. In fact, the Tax Abatement program has been so successful in Richmond, they are thinking of scaling it back (go figure!). VHDA offers a First-Time Homebuyers Program that is excellent and it offers good rates and down payment assistance (I used their program 3 yrs ago).

I just bought in the Museum district. Closed on Monday.
Looking at all of the costs, especially utilities, it really depends on your comfort level temp wise, and what you're used to. With the Mid-Atlantic climate, and the 'Bermuda express' humidity, you may or may not be used to the weather. I hear the winters are mild, and some years not very cold at all, just depends.
I bought my house because I can walk to everything, and not have to get into the car, that saves a lot on fuel costs. The grocery stores, shops, museums, are all withing walking distance. Your preferences might be different.
One thing though, in this heat, you WILL slow down when outside, or risk a stroke-- heh heh.
