Good morning everyone ☀️

We are considering a move from Nevada to Virginia. I’ll possibly be working in Glen Allen. I noticed on real estate sites that Midlothian has 3 different zip codes. Are certain zips more desirable? Are there any high crime, unsafe areas of Midlothian?

Does anyone have a recommendation on which high school in the Midlothian area is best? We are also going to look at Glen Allen & possibly Mechanicsville.

Our goal is like most families. Low crime area, within 15-25 minutes of the Whole Foods in Glen Allen on 11173 West Broad street. Our price range is 300 to 330,000. Hopefully a 4 bed 2 bath 2000 plus square foot single family home.

Any input or advice is appreciated.

Midlothian is a pretty safe place all over, though the closer you get to the river the wealthier it becomes. Aim to stay north of rt 360 and you can't really go wrong. Bon Air is another nice area, as are the Richmond parts of 23235 (Huguenot, Southhampton, Oxford).

Glen Allen is a good area to live in, but your price range is a bit low for a 4-bedroom house. I also think the commute from Midlothian would be fairly bad, so I'd suggest you look at in Glen Allen or north of Glen Allen for an easier commute. Mechanicsville or Ashland offer more moderately priced housing. The Twin Hisckory area of Glen Allen also has some highly-rated schools.

The High Schools where you are looking - 23113,23114, 23112 - are all very good. I don't think a 15 minute commute is a reasonable thought - rush hour traffic is a little slower and only the closest neighborhoods to 288 off Robious Rd can pull that off. 23113 - Your price range is a little low for much of anything. I think if you look in 23114- Walton Park, Stonehenge neighborhoods - you might find something nice. Midlothian HS, nice homes, 25 minutes to WF says google. Rush hour will add 5-10 (traffic isn't bad here, but it exists).

You'd be looking at a 20-35 minute commute each way to Innsbrook in Glen Allen, depending on where in Midlothian you buy.

Honestly, just about anything around $300k should be in a good area. Neighborhoods north of rt 76 or west of 288 tend to be the most desirable.

Is mechanicsville a easier commute to Whole Foods in Glen Allen? Or is it a similar distance?

Mechanicsville will be similar about 20 minutes. Mechanicsville is a little more rural.


If going with Midlothian stick to James River, Midlothian High, Cloverhill and Cosby high school regions and you should be just fine (James River High and Midlothian High will be most convenient to Glen Allen.

23113 is the most desirable Midlothian zip code. Always has been.
