1.which was affected more by this economy? townhouse/condos or single family house?
we started to realize that rentals in blacksburg and christiansburg are expensive. we are moving from a southwest city, and thought blacksburg area is a small town and were surprised at how expensive (relative to its status as a small town) the rentals are.
We are now thinking to buy a townhouse in C-burg or B-Burg. we are probably able to pay it off in 3 yrs ( we are going to live there ourselves the whole three years, so we might qualify for the $8000 credit) and then we want to rent it out and buy our "dream home"
2.Does this sound reasonable ? is townhouse a good investment in that area?

so I am not talking about an expensive townhouse either. just a decent and smaller townhouse that could be suitable for young professionals or grad students

I'm thinking that the same reason why it's more expensive there (Blacksburg) is the same reason why a condo might be a good idea...Virginia Tech.
The tons of students drive the rental costs up, but there will always be students seeking housing. That's where your rental condo comes in. And especially if you can pay it off in 3 years, why not?
