I find it hard to believe the one building they want removed is the tipping point as far as traffic goes, but so be it. I hope they just remove and it move forward. Also seems so hypocritical that the town makes claims around walkability and then wants to remove one of the two buildings that is actually built to the street.
Part of the process from what I read, he said the town would approve if they reduced the size and agreed not to connect the parking lots to one or two other streets neighboring the property in question.

Thanks I missed that, seems like a lot of restrictions that should have been in place as part of the initial zoning. Only now after someone is spending their time and money are they coming back and saying "we want ....."
If their not careful the company may choose to locate elsewhere.
From what I understand it IS part of the zoning. The developer is trying to build larger than what is technically allowed, community got pissed, this is basically just making them follow the rules that already exist, or at least be closer to current zoning.

Well if its part of the zoning then Whole Foods (an Amazon Company) will need to comply or submit and go through the process to get the zoning changed which I am sure is an ugly process.
