Does anyone know of a list explaining and or comparing the different subdivisions/neighborhoods in El Dorado Hills, Cameron Park, Shingle Springs, Placerville (size, age of development, HOA fees, Mello-Roos, etc)? Thanks!

This information is so hard to find! If you are looking to buy a house, check the listing for HOA fees and date the house was built. You will find most of the houses in a subdivision are similar in age unless it was a total custom house area which is rare. This is often found on public MLS listings.

Mella Roos are found by looking at tax records, but more likely to have them if the house is less than 15-20 years old. A realtor can look up a listed house to find the tax records, but they will more likely refer you to the seller to get correct information (for legal purposes to avoid being sued).

HI Nina,

Thanks so much. Didn't find anything-- think we might rent for a while first, to get familiar with the area, etc. Very nice area, but couldn't quite find 'our' home. Any suggestions for renting? We're preferably looking for a 4 bedroom place, but realize that might not be possible. We're open to EDH, Cameron Park, SS, etc. Thanks so much!

There are many houses for rent in the local area. Check Craigslist Sacramento under apartments/housing - just type in El Dorado Hills and select 4br to narrow down the list. There is about 10 for rent right now from $2K per month and up. There is one listing that says Waterford (though it isn't in Waterford) but it is right in an area near what I think you would want to buy. Don't know anythings about the house but it's right on the edge of a very "country" area with 5-acre lots and horses. About 2 miles to where your husband will work. Sadly, nothing for sale there right now but might be a great rental while you look. Lovely Waterford Home (http://sacramento.craigslist.org/apa/1941767795.html - broken link)

PS - anything listed in Serrano will probably be nice and new, but will be on a tiny lot which it sounds like you don't want.

Here's a rental listing in Shingle Springs. I think you might find the commute longer than you thought but it is on 10 acres and would give you a feel for Shingle Springs. This area has a very country feel to it, but views might be limited only due to the thickness of the trees.
