I'm working at Bradshaw and I-50. I need to look for a home with budget about $350k for my family of 5. 1st grade and 2nd grade and younger kids so school is our top priority and safety too. I saw a neigborhood called Sierra Valley at Soutside Ranch Rd that near the Sierra College Blvd. and Rocklin Rd (95677 zip). Anyone know that area?

I look at Folsom too but the house price per sqft is more expensive than Rocklin or W. Roseville. We like our house close to Folsom.

I know I will drive about 45 mins to work from either East Rocklin or W. Roseville and Folsom is the best bet for me.

I just need all your opinion. Thank you.

Save yourself the drive time and the very expensive gas money. Move to Folsom. You can get a very reasonable house for that price. Or even think East of there, EDH, Cameron Park, Shingle Springs, where the prices are continuing to come down and the school systems are good.

Don't forget to check HOA and Mella Roos for any house you look at. Those fees can seriously impact your budget.

It's so much nicer to live close to work. You save gas, time, and will have a better quality of life.

Schools in Folsom are top notch and the community is very nice. You will be able to find something that fits the budget.

The homes in American River Canyon are a very good buy right now and it is a nice area. I don't like the commute north and south across the river too far, but I suppose if you could take sierra college all the way down from rocklin to hazel that wouldn't be too bad. I think I would take less house and better location, i.e. closer to work.

I wonder how the commute from Rancho Murieta would be down Jackson Highway.

I work in the same area you do and live in Rancho Murieta. It's about a 25-30 min commute down Jackson Highway/16. There isn't much traffic to deal with, but if there IS an accident, it can be pretty nasty. But that doesn't happen very often.

You would be able to get a 2700-3000 square foot house in rancho murieta for that amount of money.

If this were me I wouldn't even think about it. I personally am tired of commuting. I would look into Gold River, Folsom and maybe E.D.H. I like Folsom for a lot of reasons schools and lack of crime being major factors. I see you are thinking about your family. I would rather be with them than commuting longer to get back to them.
