Rocklin is nice all-around, but I'd stick to the newer subdivisions, as some of the older Stanford Ranch ones have gotten a little seedy. Also, there's an older area near Sunset, Midas, etc. that isn't very nice. As for other areas, don't go to Lincoln! They have a lot of problems related to growth - too much, waaaay too fast! Granite Bay, east of Roseville, is very nice, if you can afford it. But Roseville is where you'll find the most housing options, and their public school system is quite good.

These are town homes. The area is newly developed. There are no trees yet. I think you would have a better investment by staying in the established areas. Also consider that most new homes will carry Mello Roos Taxes as well. In addition, it is my understanding that the homes in Westpark will have a .5% transfer tax that goes to the city of Roseville on every sale. If you aren't very familiar with the areas, renting for awhile may be a good idea.

I'm over in the front part of the Cirby Ranch area (Cirby and Sunrise). It's nice, their building a park right across the street which is nice. Only thing about being in the front part of a neighbor hood is crime, our SUV has been broken into, only 1 time though. I would highly recommend more of western Roseville, just because of everything being newer. I would count South Cirby as Cirby to the Seven Eleven. and those awful apartments.
