The guarded gate area is more expensive, a little over $200 per month. Most homes in Serrano also have Mella Roos, which average around $150 per month but also vary house to house, so you will need to confirm. My guess for the larger price drop in Serrano is that many of the homes were built in the boom, sold at really high prices, and now are distressed. Compare this to the older neighborhoods where fewer bought at the peak and fewer are under water.

Francisco Oaks is a very nice, small neighborhood. One thing in the news lately is the possibility of commercial development on the corner of Francisco and Green Valley, which backs to the northern part of Francisco Oaks. The residents are fighting it, but any time there is empty space on a popular corner, there will be a possibility of commercial buildings in the future. Dues run around $85/mo but verify.

Promontory is quite nice. The dues run around $75 per month (again, verify) and most of the homes are bigger/nicer than the average home in Serrano. And as such, the prices are higher. (Not that Serrano doesn't have their big/nice neighborhoods, but it's a smaller % than Promontory). There are quite a few homes on steep lots. Some are 1/3 acre, but you will find a tall retaining wall 15 feet behind the house. Those things are hard to see from pics posted, but will be obvious when you visit. This area is closer to Folsom Lake and many will have views of the lake.

There are lots of other great neighborhoods in EDH. Waterford, The Summit (large, expensive houses close to the lake), Sterlingshire, Highland Hills, Lakepoint, etc., etc., etc.

There are two elementary school districs in EDH. Rescue (for the most part, the sections North of the large power lines that run through the middle of EDH) and Buckeye. Schools are highly rated in both districts. Most of the high school students will go to Oak Ridge but some on the easternmost part of Serrano and East of Bass Lake road go to Ponderosa in Cameron Park. Both good schools, but some people don't like the extra drive.

Let me know if you have any more specific questions.
Thank you - for the excellent information. Very helpful.
