Can a real estate agent represent a buyer and seller on the same transaction without the buyer
knowing?

I think they are required to disclose it. But being a buyer/seller's agent is standard practice. I didn't even know there was a difference until I moved to Sacramento.

NO. While it is very common for an agent to work with both buyer and seller to close the deal, the seller's agent is the seller's agent.

It must be disclosed. And agreed to.

The form I use is actually called the "Disclosure and Authorization to Represent More Than One Buyer or Seller".

It's the individual brokerage that has the duty to disclose. So if XYZ real estate company has 1 agent representing the buyer and another agent representing the seller, the law considers there to be only 1 agent (The real estate company) involved in the transaction.

Absolutely not. The relationship must be disclosed to all parties involved.
