Considering buying a house my wife and I can pay for on one income so she can stay home with (future, theoretical) baby. We could afford about 200k or less.

- A 2/1 is fine to start.
- Good schools are a plus, but not a necessity for now.
- We want a yard, so no condos or townhouses (has to be fenced/able to be fenced as we have dogs.)
- Crime level should be moderate - doesn't need to be Mayberry, but not Oak Park.
- Vastly prefer either pre-war styles, or new build. Dislike ranches, but not a deal breaker I guess.
- Don't need walkability, but a few things nearby would be nice.
- Minimal commute time to midtown - would really like to keep it under 30 mins.
- It would be nice to be around other young families. We're also both in creative fields, so an element of that would be nice as well but again, not a deal breaker.

So far the first place on our list is Tahoe Park. Any other suggestions?

That is a tough price range and you will be competing with investors with cash. Look up the Sacramento Sheriff's office crime map for an idea on crime rates. Good luck with your move.

At 200k you're limited to oak park.

Huh? So you're saying you would not recommend a house like this one, for example:

6808 Coventry Drive, Citrus Heights CA - Trulia

I could be wrong, because I don't know the area well (that's why I'm asking) but it looks nice to me. And the crime is certainly lower than Oak Park.

You hit the nail on the head, Tahoe Park. But prices are going up fast in this neighborhood, and cash or big down payments is best as inventory is low. Further south(below 14th ave) or east (east of 65th street), just 1 mile will expand your inventory. Tahoe Park is a 5min drive from midtown.

Also, light rails stations within walking (5-20mins), bike riding distance(2-10mins), or a 2 min drive.

Mather field is an option and so is Fair Oaks/Carmichael (you'll find plenty of feedback on City Data about Fair Oaks/Carmichael). However, at the stated price point it's difficult to meet all the preferences you outlined...

Cons about Mather Field
* It's isolated (no retail within walking distance)
* The nearest retail is in Rancho Cordova (You can read the various opinions on City Data about Rancho)
* The middle and High schools aren't highly rated academically

Pros
*Everyone's front yard is taken care of by the Association
*Low crime (check the Sac Sheriff's website)
*Quiet
*Many of the homes have decent sized rear yards.
*The local k-5 school has a respectable API of 892
* Travel into Sacramento either by taking Highway 50 or Jackson Highway

Here's a home with potential (just imagine it without the personal effects and a spruced up back yard)

That neighborhood in Citrus Heights isn't bad, but it's probably more than a 30 minute drive downtown, and you said you didn't like ranch houses.

Something to consider...if you look at the suburbs, looks for something that is "freeway-friendly". You may have a long way to go on highly traveled surface streets just to get to the freeway.

There are homes that can be had for that price. There are even new homes that can be had for that price but you'll be limited to specific remote areas (suburbs). If you want something near downtown your options are limited. With that said there are some nice little homes that can be had within that price range near downtown.

Have you checked park place east as en example? Near downtown and close to your budget.
