the nicer houses are in land park, east sac and my preference: some parts of arden/fair oaks eg 420-432 Crocker Road, Arden-Arcade, United States; they're old too but in a good way.. stylish... the downside though, houses there are never on sale...
Hard to take you seriously with those comments, but I'll address a few points. First, there are some older houses in some parts of Granite Bay; most of them are quite nice ranch-style homes in well established neighborhood (usually a very desireable thing). I don't know where your friends live, but I haven't been in any moldy houses, as you put it.

Second, for his price point he can easily get a new, custom home. Even as I type this, they are biulding million dollar homes in Granite Bay that are simply gorgeous. Land Park is nice enough, but if your complaint is that GB houses are old, then Land Park is going to be ancient by your standards! If you want some space and fresh air, Granite Bay is going to be the tops here.

It's hard to take abercrombieandfitchabcdefghijklmnopqrstuvwxyz seriously because shim is a hack/troll/imposter. Obviously, a million dollar home in granite bay would be nice. The op said that they want natural setting, though, and if you look back a couple of decades ago, el dorado hills used to be mostly fields. Folsom, too, was not developed. Now, within the last decade, Folsom became Roseville-esque, and wait until the south side is developed. So, the point is, look down the road to decide what an area will be/is like. The developing WILL continue. It is important to take that into consideration. It is a question of what type of area is right for you, and given your age, somewhere you can "grow into". Growth in ca will always be on the menu (thank you, sun belt), so, even with zoning areas for large lots, places like granite bay will become less "quaint", by virtue of the growth of surrounding areas. So, if you don't want hustle bustle, you need to move FURTHER out than you think you need to account for growth. I just saw a beautiful mansion in the sac bee... It was in the foothills. I was amazed what you could get for the money in a beautiful area. If I was that young and could afford a dreamy home... Wow.

One thing abertrolly was right about, is the established areas (he?) speaks of. I love east sac Arden park etc.... Was it what the op described for their particular needs?
