While browsing Howard Hughes’ website, I noticed they have an updated brochure for the Elk Grove Promenade. HHC is now marketing the mall as an “upscale outlet mall”, a different shift from the previous plans. They now are marketing it as scaled down 571k sq feet versus the 1.1m they had originally planned. Either way, it is great progress, and an outlet mall will do great at that location.

Here is the OLD brochure http://web.archive.org/web/201112211...ePromenade.pdf

Here is the NEW brochure http://www.howardhughes.com/PDF/prop...ePromenade.pdf \

Actually, according to page 3-4 of the original Lent Ranch Marketplace planning document, the mall was intended to be 1.3 million square feet with 5 or 6 anchor stores.

In looking at how the retail environment has changed over the past decade or so, the original plans might have resulted in a struggling retail structure. It seems like the shopping areas are getting smaller, and they are allocating fewer square feet of retail space per 10,000 people. Looking at all of the dead retail spaces here and elsewhere, scaling back seems to be a reasonable idea.

I was just down that way 2 weeks ago, and I saw no evidence of new construction.Does the website give any hint when this might occur?

Strike one: Outlet mall.
Strike two: Outdoor. Might work in Napa, not going to work in Sacramento.

And in Vacaville. And in Tulare. I think we're all just sensitive because of the heat. This area has a pretty pristine climate for outdoor shopping compared to most of the US. It ain't Napa or Santa Barbara, but it's still pretty decent. Though I agree with the /yawn part. I guess if it was competitive with other outlets, it might be useful, but after reading in Consumer Reports that the likes of Banana Republic and Gap specifically make cheaper clothes for the outlets (and that, in usually thrifty their opinion, it wasn't worth the savings), I now usually stick with the likes of Macy's and hope for some sales.
