Anyone have any thoughts on the area of 37th st. & 9th ave? We are in our 60's, actually appreciate diversity but don't want to dodge bullets or live in a real nasty ghetto either.

I don't know the place too well, but it's pretty "deep" Oak Park, and likely pretty rough and tumble. That said, from everything I gather, Oak Park north of about Fruitridge really isn't as bad as the "bad areas" that it gets lumped in with, like South Sac, Del Paso Heights, etc. Still probably less than ideal.

That's too bad. Hard to know without visiting though. From street view, I do notice a good contingent of chain link front fences, which is never a good sign...

we are going to drive down this weekend or next and scout out some neighborhoods, unfortunately there is so much conflicting information online that this forum is the only place where I seem to get real answers. My husband keeps going to this siteModerator cut: link removed, linking to competitor sites is not allowedand I keep telling him that any site that would give Vallejo, the armpit of the SF Bay Area a 71 livability rating just lost every shred of credibility they ever had (I worked there for years, it was bad then and it's even worse now)

actually since Vallejo filed bankruptcy and is down to fewer than 90 cops Richmond crooks commute to Vallejo =)

9th Ave has some nice houses (and nice people) in that area. However, it is a busy street as far as bike/pedestrian traffic with a mini mart at the end near MLK. A lot of petty theft, anything not nailed down (and some things planted in the ground) will wander off, but it is not typically dangerous.

Thanks, that's good info. We just ran across 2 listings in the 5200 block of 21st which are interesting and priced well below our budget, I think that is "Colonial Heights"?

Colonial Heights (and, in general, the eastern side of Stockton Boulevard) is generally regarded as a nicer neighborhood than Oak Park/South Oak Park on the western side. 21st Avenue has a big center median that used to be an electric railroad!
