So, it's been a few years now and the housing prices has gone up. So, Sacramento Homeowner's where are you at now? Is it still below? even? or up? My wife and I bought ours in 2010, so right now, if we were to sell it, we would be up and ahead of what we bought it for.

It's down from 2005 but my value of my home is more than the balance of my mortgage.

I bought in 1998. It was way up even at the bottom of the post-bubble market.

Up since 2011. But honestly, if I wasn't living there, I'd have to live somewhere else, so the price change doesn't much help me. If we have kids and decide we need an extra bathroom (and an addition doesn't pencil out), we'll just have to buy a house at the new, inflated price, give up our 2011 tax basis and have to get a new mortgage at a somewhat higher rate. But that's years off and it still was a good decision to buy--the carrying costs are super reasonable, the tax breaks have been nice, and chipping away (very slowly) at the mortgage is worth something--but I just can't get excited about house prices going up.
