Hi, I shared a 2 bedroom 1 bath apartment with someone. She removed herself off the lease before the rent was due. I've asked her several times if she will pay her last month's rent. She ignores me and asks a different question such as "I need my deposit." I expressed to her that I will return her deposit if she can assure her last month rent, all her belongings have been removed, and the carpet cleaned (she had pets in her room without my knowledge and did not pay a deposit, carpet is filthy). Can I build a case to small claims? or can I hire a lawyer, if so anyone have any referrals?

What does removed herself off the lease mean? The only way that makes sense is if you signed a new lease with her name no longer on it, in which case she wouldn't be liable for the last month of rent most likely since you generally don't pay rent in arrears.

I'd just keep the deposit and call it a wash. Not worth the hassle going after the last month from her.

Unless the damage costs more than the deposit.
