Relocating to N. Cal from Phx because of a job. We've picked Roseville as our target town, primarily because of the school ranking and the affordability *cough cough* compared to other areas. I've been in the Sac area several times already and Roseville seems nice. We went through the pre-approval for a house, but because I owned my own company we don't qualify for the size house we want. So, we've decided to rent for a year or two.

My question is this: from what I understand, realtors do not show rental properties unless you pay them $800 for the day. So, if we decide to look for ourselves, what resources can we use (we are already on apps like Zillow and Redfin which don't seem super accurate or updated) to see properties? Does the MLB have info, and if so, how do I gain access?

Any help would be appreciated. I understand these properties go fast, so we want to be prepared for the battle.

OP,

I've heard there are new loan programs for self-employed people. May want to look into that..I do have a buddy who is a local loan officer if you would like a referral.

Realtors here do not show rental properties, and I don't know any that want $800 to do it. I suggest craigslist, sacrentals.com, and local property management companies. There should be a ton of great rentals in Roseville.

We don't show rental properties because they are not listed on mls and we don't have access to them. Trulia has a rental option and that site brings in listings from many different property management companies. Start there. Most the properties show the company or phone number to call for more information.

Folsom, Lincoln, El dorado Hills, and ROcklin probably have better schools and lower crime than roseville. Roseville has some really seedy areas and LOTS of tweakers. Roseville has much of the shopping.

Maybe 30 years ago Roseville was like that. These days it's like a little slice of San Jose. The tweakers all got gentrified out to Antelope and Rio Linda, or up into the Placer County hills.

Roseville had lots of tweakers as of October 2015. Sacramento suburbs are going downhill, except Folsom and El dorado Hills.

You are the same poster who claimed that midtown Sac is dangerous, right? I'm not sure where you get your information or if it's even first hand, but it's certainly not accurate.

Do you have some kind of "tweaker radar"?

Just to clarify: me, my wife, and 4 kids are all tweakers, so we're super excited about Roseville.

We like the area over by Blue Oaks Blvd., so we're also considering Rocklin considering the proximity.

Roseville is very nice, as is Rocklin. You can't go wrong living in either one.
