Hollywood and Mangan Park will probably have the greatest appreciation medium term and are the most "urban" out of the neighborhoods listed. Close to a good stretch of Freeport Blvd with Raleys, tons of Japanese/Asian stores, Land Park. I'd try to be in Hollywood over Mangan.

College Glen is older suburban but very safe and a good community in general. There's a LDS church at one of the entrances and I've always found that neighborhoods near Mormon churches tend to be a bit safer, quieter. Folsom Blvd has some OK retail but it's very spread out and auto oriented despite light-rail running along the length of Folsom. Pretty easy access to the river and bike trails and you can take light rail to Folsom and bike back, always a fun ride.

Natomas is typical stucco 21st Century suburbia. The building moratorium due to the levees I think helped keep supply low enough that the neighborhood has actually developed a good mix of retail. There's a large regional park which the city has been dragging its feet on completing, a couple large "power centers" with theaters and big box stores. Generally North Natomas is safer and newer and South Natomas is more crime-y and older. At some point there will be a light rail line running through the area to the airport.

^^ Good post.

Hollywood park has a lot of 1950s 2 bedroom and small 3 bedroom (like 3/1 1100 sqft) homes. College Glen is mostly 1960s 3 bedroom and a few 4 bedroom homes. North Natomas has bigger, newer homes.

I live in College Glen. Let me know if you have specific questions. I like the neighborhood.

I live in neighboring South Land Park, I found Hollywood Park to be a fairly nice and quaint neighborhood. It's accessible to shopping and restaurants on Freeport Boulevard as well as to Land Park and Sac City College. It's a hidden gem. College Glen is also a desirable middle-class neighborhood along the US-50 with good accessibility to the American River Parkway.
