I would never buy a house sight unseen - if you really have to do that you need a buyer's agent, a realtor who will look out for your interests not the sellers. You might call the Sacramento Sheriff's Dept and ask them how the area is, they have civilian volunteers who take those kind of calls and they can be quite helpful.

i think there's a couple of websites that you can access.

neighborhoodscout.com is a good one, I think. Also, realitor.com and it has a crime map that you can navigate it.

Why buy site unseen. Why not rent in the area for 6 months or stay in an extended stay hotel for a month or two while you figure out what type of neighborhoods you like and what you can tolerate.

Housing prices both rise and fall in Sacramento.

The only other time real housing prices were as high as they are right now in Sacramento was during the major housing bubble, that screwed up the local economy for more than 10 years. Do I think that this could happen again? Absolutely. So you don't want to be trapped upside down in a crappy neighborhood where you can't afford to move out.
