So I'm just looking everywhere now...

And I notice that Roseville has a larger amount of homes for sale than Folsom or Eldorado hills.

Why is that? To me Roseville is a nice place - why are people selling there?

Lincoln has a lot for sale too, I believe it has to do with the level of development, and participation from investors. It seems that Lincoln and Roseville were the prime targets for flippers buying multiple properties, so when things went south they bailed when their equity turned negative.

Basically, they had the most growth during the last few years, and the most speculation.

Bad Loans and Flippers.

It's still a nice place to live. They have outstanding schools!

Yup, pure numbers. A lot more growth (due to a lot more available land) in the last 5+ years, so a lot more people have moved here, and therefore a lot more people susceptible to the downturn.

I would be more curious about the % of foreclosures, etc., relative to the # of homes in Folsom or EDH.

My thought is not only did owners have a tuff time with the monthly payment but they have very high Mello Roos and HOA's also. We saw a place that the Mello Roos's and HOA's equal $450.00 a month. But than Lincoln didn't have anything to start with.

Very true, the special assessments are very high in Lincoln. It gets worse the less expensive the home, because these cost tend to be fixed per home, so it adds a greater percentage of monthly cost on less expensive homes.

So Mello Roos and HOA's together are $450?? I can afford that - especially since I see you can get a nice home for 350K to 400K. My house up here is half the size at twice the price...

Sure...if you can find a job to support that, remember Mello Roo's and HOA's are not tax deductable.

It's the weather - it's how claustrophobic I feel - and it's CONSTANTLY cold here - I'd say 10 months of the year it's under 50 degrees and it's always cloudy and drizzley on 4th of July

Also people are different here - google "Seattle Freeze"

I loved the heat of Sacramento (I lived there nearly ten years)
