So I need a bigger place but don't have 800k for a place in midtown/downtown. I am looking for a 3 bedroom home with good public transportation options (bus/light rail) to downtown in a safe neighborhood that I can afford to buy on a govt salary. Recommendations?

Check out College-Glen/Larchmont-La Riviera/Rosemont area. You can still find reasonable 3/2 with garage for under 400k. Some houses need a lot of updating but they are generally solid stock from the 1960s. Some are a little close to the freeway and the areas are not without petty crime and homeless issues. But for price and location I find it tough to beat. Light rail stations close by, central to pretty much everything in Sacramento, easy freeway access, easy access to bike trails on American River which I use to bike commute downtown a couple times a week. Easy bike or Uber into midtown for dinner and drinks etc.

Thanks will do that. No different than the homeless and crime in midtown/downtown Sac areas that are asking 600k plus for crapshacks.

If you want real bang for your buck, look into West Sac and Natomas. Both options close to downtown without the high price tag of the more established communities (land park, Curtis park, east sac, etc). Tahoe Park is also a nice option, but people have discovered that area and prices are starting to creep up there too.

They lifted the construction moratorium and flood insurance is only like $37/month. It’s pretty low risk, but you’re right, not without any risk. But it just lends to the landscape of affordable housing in the area. Options are rough right now.

True well I need to wait a while until I've been in current job to get a lender to grant me the cash to buy anyways. Maybe the next recession will cause prices to drop if layoffs take place in the private sector.
