Yeah I agree with this. A lot of homes were really well built back in the day. An inspector will be able to tell you if the home already had necessary modernization done already - electrical being a major important one. My friends in 10 to 20-year old houses have had way more maintenance issues than I have had in my 1964 home.

Very true. We bought our home as the junker of the block, fixed it up a bit- modern windows, attic seel, blown in insulation, modern furnace and A/C. Now we're so comfortable, the house is 73 all year round.
If you know the right people in RE they'll tell you the horror stories of homes in Lincoln, Anatolia, and Rancho Murrieta. Some of these under 20yo tract homes are leaking like a sieve, have major mold problems, fixtures and trim that are peeling, etc.

I think many buyers prefer 1-story homes. Builders prefer 2-story homes because they can fit bigger homes on the very small lots which translates into more profit. Which is why they build fewer single story homes.

Looked at new home construction today in West Sac- not impressed. Overpriced and no space between homes and neighbors. Asking prices are way way too high 400k-700k. Guess it is back to looking at old run down homes for me that I can afford.

My home is going on 14 years and we've had very few problems. Same is true of my neighbors. Anatolia had about 8 different builders (cant remember the exact number) but some homeowners have experienced more problems than others and it seems dependent on the home builder.
However, maintenance is key. My wood trim is kept painted, gutters are in good shape and maintenance is done on the HVAC twice yearly. Also, look for homes where the homeowner hired licensed individuals to do electrical, plumbing, etc.

Home prices now, are about what they were15 years ago. And now we have a housing shortage, not surplus. Given these factors, any correction wont be as dramatic as 2008-2010.
