Hi everyone,

I'll be moving to Folsom in a few months and would like to be a homeowner after a year or so. I'm just wondering if anyone here has custom Builds in that area. NOT talking about McMansions, just modest but roomy homes built within a reasonable budget under $900K. I was wondering what builders do that kind of low budget work? All my google searches land me on pages of luxury builds which I am only dreaming of at this point of my life

Anyone who has gone through the process, appreciate your advice.

Elliot Holmes has a couple lots for custom Near the fire station Empire Ranch. I think the lots are around 1/3 to 1/2 acre each. I know they did a couple spec homes that they were trying to sell in the mid 700K so that might work for you.

Remember, if it’s a custom home, builders can say their luxury but You can choose the price/quality of the materials.

Folsom has a few nice neighborhoods you could build in at or under $900k One of my favorites is Lakeview Oaks.

American River Canyon is another good choice.

thanks for the replies guys.

I've been looking at the areas you guys have mentioned, the houses for sale looks to be in the $1 mil and above range, does anyone know what the mello-roos to expect in those areas?
I see empty lots in the Elliot homes distribution running in the 300K range. would it be a good idea to buy the land, or talk to the builder and get a complete (Land+house price).

With that kind of "budget" you might be better off going for Granite Bay or Rancho Murietta. Even El Dorado Hills, depending on your lifestyle.

Hi Dane, What do you mean by that? What are the differences in lifestyle that you see among those communities, I see the house prices are lower comparatively.

I have 3 young kids and also have to commute to Rancho Cordova for work. From all my research Folsom seems to be the best match on Family friendly community with fastest commute time.
