High-Tech in Sacramento

With the recent news of Solidigm South Korean Chip maker bringing 1,900 jobs of Research & Development to the Sacramento Area (Rancho Cordova) I thought a new thread was in order.

1. Intel;s Research and Development facilities in Folsom - 6,000 employees
2. Apple's Original facility going strong in Ek Grove with expansion - 5,000 employees

More on Solidigm coming to Rancho Cordova (a city a just a few miles east of Sacramento between City of Folsom and City of Sacramento).

Solidigm: Global Research and Development in Rancho Cordova/Sacramento

1. 1,900 Jobs over the next 5 years.
2. Starting as early as 1st quarter of 2023.
3. Average salary for all 1,900 jobs to be $180,000/yr.
4. Initial start-up next quarter 200-300 jobs.
5. Solidigm Campus Location off of freeway 50 near the Zinfandel Dr. and Mather Field Dr. freeway exits in Rancho Cordova.

How exciting! I work in Rancho Cordova not too far from where Solidigm will be opening its campus. There have been a number of office vacancies in Rancho in recent years with the closure of the Bank of America and Wells Fargo customer service centers. This development will definitely be a much needed shot in the arm to Rancho Cordova and the region as a whole.

The important part there is that it's R&D. A place can say "Oh there's a lot of tech in our city", but in reality it's tech companies that just have call centers...

I wonder where people working here are going to decide to live? I could see at these income levels a lot of these people moving out to Gold River, Folsom and El Dorado Hills, but I am wondering if this is going to have an impact on those housing developments off White Rock Road between Folsom and Sunrise as well?

Until the late 1980's Folsom was mostly just the town that housed a prison, Roseville was still a railroad town and Rocklin had some rock quarries. But the arrival of Intel in Folsom, HP in Roseville and Oracle in Rocklin really transformed all of these areas. In terms of where future development is supposed to go, Rancho Cordova is going to be growing a lot in terms of planned future population growth. But I am wondering If Rancho is going to move upmarket in the future too or whether it will end up more like Natomas, West Sac and Antelope, with newer housing but still mostly blue colar vibe?

As California goes, having a natural geographic feature has always made the place more desirable.

Sacramento has the American and Sacramento Rivers
Carmichael has the American River
Folsom as Folsom Lake, Nimbus Lake, lower Foothills, and American River
Roseville and Rocklin have Folsom Lake and lower Foothills

Natomas, and Antelope nothing really.

Rancho Cordova has the American River


Elk Grove?
Davis?

I suppose you could say that Elk Grove has the Cosumnes River (to the south)/Stone Lakes and Davis has Putah Creek.

You make a good point. About two weeks ago on my way to El Dorado Hills for brunch, I decided to exit US-50 at Zinfandel and take White Rock Road the rest of the way. East of Sunrise, the City of Rancho Cordova has widened and improved the street leading to a new residential development and the intersection with Rancho Cordova Parkway. There's still lots of infill development potential in the southeast part of the City towards the proposed Southeast Connector.

Since we're starting to see a softening in the housing market, you're probably going to see a slow down in new housing construction over the next couple of years. As market demand rebounds, you may start seeing some upmarket housing coming into Rancho. Most of the housing product being developed south of 50 in Folsom is fairly upscale.
