My family is looking to buy a house in the 200k-250k range (or a little more if it's worth it). We want a pretty new house, built in 2000 and later. 3-4bedroom, 2+ bathroom and a pretty good size lot. We been looking in elk grove and found some really nice houses for the price but we are not sure of the area. We went to roseville and houses are more expensive but we think the area holds its value a little better. We crossed out natomas because we heard it's a flood zone so now we are between roseville and elk grove, or maybe sacramento (but hard to find nice homes for that prize). We prefer a 2 story house that's big enough for a family of 4 and 2 dogs (that's why we want a big backyard). Pool not a necessity neither we care about garage size (we park on the street anyways
). Basically we want a nice house, but not one of those that you are right next to the next house (some new homes seem like they are connected to each other). We like an 'open' house and as i described above in that price range. Where would you recommend is the best area to buy a house? is elk grove a good area? because we do find a lot of homes in elk grove, just not sure about how it's going to hold its value.

I've been in your situation for the last few months. My wife and I have been looking for a house everywhere - from Manteca, Lathrop, to Elk Grove, Rancho Cordova, Roseville, Rocklin and Lincoln. We finally settled on Lincoln since it's only 10 minutes from Roseville and Rocklin and the homes are cheaper for what you get. Roseville has some really great schools and the communities overall are much nicer. As you've seen, the property values hold better with newer homes, better schools, and plenty of shopping, etc.

Elk Grove had a big "new" housing boom and now I read that a lot are in foreclosure. IMO, Roseville, Lincoln and Rocklin would be the best investment for a home. The area are really nice and they have a lot of new homes... They were also building, like Elk Grove, but they haven’t been hit so hard with the foreclosing. Also, I personally think Roseville and surrounding areas are the best.

Okay i'm looking to move to the Elk Grove area by the fall. I will be moving from Arizona, but i'm not sure where do you look for jobs at (like major companies)? Also i'm looking for a good high school, so would Elk Grove be a good area to move too?

I would avoid Elk Grove like the plague. The houses are built like crap, and the entire areas is overrun with gangs. Stay away!

I would pick Roseville, more established City, a variety of housing options, and good commute location. You don't say where you work but I would think that could be a factor too.

Having been to Elk Grove many times to visit family, I'd say Roseville has more to offer outside of affordable nice neighborhoods. It has tons of shopping and highly rated schools. It's still unknown how this mortgage crisis will effect Elk Grove, but the initial signs are not good.

I've heard several people on this board mention that entire areas of Elk Grove are "overrun with gangs." Can someone tell me where, exactly, this is the case? I live in the Pocket and go to Elk Grove all the time and have never even seen one person who looks like a gang member. The main places I've go to in Elk Grove are on Laguna, Elk Grove Blvd, and Bruceville. I've also been to "old town" Elk Grove a few times and haven't seen any gang members there, either. I'm asking this because I'm planning on looking at houses soon; Elk Grove has some great prices right now, although I'm not sold on it because I think the town is kinda ugly.

). Basically we want a nice house, but not one of those that you are right next to the next house (some new homes seem like they are connected to each other). We like an 'open' house and as i described above in that price range. Where would you recommend is the best area to buy a house? is elk grove a good area? because we do find a lot of homes in elk grove, just not sure about how it's going to hold its value.
