Hi,
I am a realtor in Sacramento area and very familiar with all the areas you were talking about. Please contact I and I will set up your email so you can get information about homes in our area. There are lots of foreclosures coming up and it is a fantastic time to buy. If you really like newer homes, most of them are in Folsom. As far as asbestos problem, when an area is new and there are lots of dust from construction, you will have to deal with this problem, Most of Folsom had been built out. There are very nice new townhouses in Gold River. I live in Gold River and love it. Close to every where and the famous American Bike Trail is right in your back yard.

We really liked EDH and Folsom.The area called American river canyon was nice .One thing we dont understand is the seperate billing for sewer,water,and garbage.Not to mention the different gas companies and electric companies between towns.
We live in the Chicago area and our water,garbage, and sewer is $65.00 every 2 months.But then our property taxes are $10000 a year ,so I guess it all averages out in the end.

Default Water and Garbage Service in CP

LMasters,

I finally found someone who pays the bills in their household! The water in CP is metered, and it runs the person I asked about $50 per month in the winter and $100 per month in the summer. The trash is about $75 per quarter.

This is refreshing for us in Shingle Springs. Our well water is $5 in the winter and $15 in the summer and trash is $35 per quarter. Of course we suffer with horrible internet service and awful roads, so I guess it's a toss-up.

Cameron Park is hadly like camping any more. There are lots of apartments and homes to choose from. It is a little pricey, but everything east of Rancho Cordova is pricey. I know what you mean by the "city" areas as opposed to the "middle-of-nowhere" type areas. I moved in with my dad to Placerville in the foothills. He owns around two or three acres that is pretty dead center between Missouri Flat and Rescue on Green Valley. I'm living temporarily in El Dorado Hills now, and my boyfriend and I are seeking desperately for apartments in the Cameron Park and Folsom areas, but everything is just a hair out of our price range. It sucks because I really like El Dorado Hills and Folsom, but they're both expensive places to live as far as what we have found. Any pointers on possible low-income housing or apartments for part-time students?

I believe that most of Cameron Park is on propane so not electric or gas (I had one friend with $700 for December last year; another with $500 last year also December).

Schools, um, you'd better check that out. I'm not so certain about what prior people have posted about the schools being the best. Go to GreatSchools.net and plug in Cameron Park and review their test scores. I have two friends who live in Cameron Park and neither one was happy with the schools (could be just their kids not being up to "snuff" but check out the website, regardless).

However it is a nice wooded area and has a rural feel to it even though it's probably 15 minutes away from Folsom, which is definitely NOT rural/woodsy (very retail, suburban environment).

Wow, do some of you actually live in Cameron Park? Foreclosures, as of July 2009 are way up, so keep that in mind. Everyone has to answer to the Community Services. So, want to reroof your house? Change the house or add on? Building permits won't do it-you also must have the Cameron Park Community Services District blessing (permission). For 1 person in a 2bed/1 ba house: my trash pick up is $48 every 2 mos. my PG&E is somewhere between $80 in the winter to $200 in the summer, and water & sewer just went up so I will now pay over $175 ever 2 mos. (That is without the fines if you use too much water.) The city is mostly families, grocery shopping only unless you go to El Dorado Hills, Folsom, Or Placerville. Otherwise, you will drive to Sacramento or Roseville for a mall. It is lots of winding 2 lane roads, but freeway access is real close. Mostly good neighborhood areas. The "parks" are composed of weeds and swamp grass and dogs are not welcome. I drive to Folsom or Orangevale for nice parks. Everyone is nuts about Cameron Park Lake. I don't get it. The water is murky and ugly;you cannot walk a dog around the lake but we have 10,000 geese, ducks, and other birds dumping with abandon. The lake is manmade and has been closed several times "for clean up". I like C Pk best in the winter. It looks cleaner and fire danger is nill.
