I am a full time professional and a part time student. I am looking to buy a house between $50k-$90k. I'm rather concerned about safe areas. Of course like any other person, I'd like to be in a rather safe neighborhood. I currently live in an apartment in the 95815 area. This area is rather inbetween, a step over the street it becomes shady. However I like being near Downtown and the Arden Fair Mall.

Do any of you live in a particularly nice neighborhood and could describe them a bit?

I'm wanting to get a 3 bedroom, 2 bath home that I can rent out the other rooms.

Any help is completely appreciated Thanks!

I'm sorry, but your post gave me a good laugh. Buying a house for less than $200k is almost a fairytale in itself. $50k-$90k though??? Wow. This isn't Detroit, sorry.

Natomas sounds like your best neighborhood given it's proximity to Downtown and the Arden Fair Mall, but you're looking at $200k - $400k homes.

There is actually a lot of houses out there for under $100k. I've walked through some and keep finding more. Mostly around Fruitridge/Power Inn.

For example: 5231 Ontario St, Sacramento, CA, 95820 - MLS ID#80115963 - Single Family Home real estate - REALTOR.com® (http://www.realtor.com/realestateandhomes-detail/5231-Ontario-St_Sacramento_CA_95820_1105057690 - broken link)

3 bedroom, 2 bathroom. I've seen quite a bit near Arden Fair Mall too for these prices.

Fruitridge? Well there's your answer. You can throw "safe" right out the window.

Any of these neighborhoods where you're looking aren't considered safe by any means. You get what you pay for.

Oh, and sorry, I'm not trying to come off rude or anything. I just think realistically you're not going to find a "safe" neighborhood with your price range. You're better off just getting an apartment in a nicer area.

You will have to hunt but you will be able to find what your looking for. Their are pockets in the 95838 and 95815 zip codes that are surprisingly nice. Drive the length of Arcade blvd. and along Del Paso. Explore.
Stay far away from south sac. and most of Oak Park.
And don't listen to the fradycats that require a $300,000 security blanket.

There are pockets of good areas in Del Paso heights. I'd look at Sac PD's website to see crime at streets where homes are for sale. There are plenty of homes in that price range.

Those homes offer tremendous value.

If you are looking for a safe, affordable central location close to Downtown and the Arden area, I would suggest checking out the Tahoe Park neighborhoods:

Sales prices vary greatly here; most list prices are well above $100K, but sales records show that some foreclosures have been sold between $50K and $120K.

Tahoe Park is a popular area for first-time homebuyers. Most of the homes are 2 or 3 bedrooms and 1 bathroom, but there are 2 bathroom houses in the area, especially in Tahoe Park East, where most homes were built after 1960.

West Tahoe Park is probably your best bet for a home in your price range. The area was developed in the 1930's, and you can find tutors and craftsman bungalows similar to those in East Sacramento. The deals here are probably due to the proximity to Stockton Boulevard. West Tahoe Park is not a "bad" area, but it's generally considered less desirable than the other Tahoe Park neighborhoods--with the exception of 7th and 8th Avenues, which have some of the most beautiful homes in the entire neighborhood; there is a lot of pride in ownership in the subsection known as "Boulevard Terrace".

Tahoe Park and Tahoe Park South make up the majority of the area, and have great homes. However, there are going to be few opportunities to find a sub-$100K home here. The section of Tahoe Park north of Broadway, often referred to as "Tahoe Terrace", is closest to East Sacramento; as such, the homes in this area are generally more expensive.

I've lived here about 15 years, first as a renter, then as a home owner--and I've *never* regretted the decision!

For what it's worth, an appraiser recently did a nice job of laying out the areas of Tahoe Park on his website here: “Tahoe Park” Neighborhood in Sacramento.

They are right, there are pockets of nice little neighborhoods in these areas they speak of but they area surrounded by bad neighborhoods and the crime leaks it way over into these nice neighborhoods. Save your money up until you can find a cheaper home in a good neighborhood.
