I really love those homes. We were looking at the biggest one (forget the model name) and I still swoon over them. They are not in a bad (read crime laden) area of Orangevale, but depending on where in the development you were the traffic off of Greenback might be irritating. Tim Lewis is a GREAT builder and, personally, I think you would be happy there. The floorplans there rock!

The commute to Mather wouldn't be too horrible, and Greenback won't be an issue, but Hazel and 50 are generally pretty congested between 7am - 6pm. Yes, the community is across from Walmart, and there is a hideous vacant building at the entrance of the street leading into the development. I would stick to Folsom new home communities, as the resale value within 3-4 years will be stronger than Orangevale. It is only a few miles further down the freeway, but given your husband's commuting time, I think you will be happier overall. Hope this helps!

Thank you for the information, I appreciate it very much.

What new home communities are you referencing in Folsom? Would like to explore all our options. Don't want anything that might be in El Dorado Hills as I have heard about the asbestos issue.

Thanks.

Thank you for your feedback. We liked the TL floorplans as well but not too thrilled about the traffic issue. We also have put his homes in Rancho Cordova on our list to explore. I realize that they are not as plush as the Orangevale homes but we can always upgrade options.

The Tim Lewis communities in both Orangevale and Rancho Cordova are great, and frankly, with early and late commute hours, your husband shouldn't have an issue with Hazel. In Folsom, there are new homes in Empire Ranch, but the price points are certainly going to be higher (great place to live though). There is also a community in Rancho Cordova closer to Mather called Capital Village, which is by Beazer Homes and is a fun, walkable community.

Default i am buying one there

I am getting ready to close on a house there (tim lewis brentwood villas). I like the fact that it is a gated community and seems close to everything. There are parks and schools closeby too. I work in Folsom and would've preferred to buy in Folsom also but it is a bit pricey for me at this time. My commute is still within 10 minutes. So i hope it will work out great. Resale-wise, I would go with Folsom. Affordability-wise, these tim lewis homes are awesome. (They are solar homes too).
Hope this helps.

Thanks everyone for your input, I appreciated all your thoughts.

We decided that we would go with a Lennar solar home in Rancho Cordova. We like the builder, the layout of the home worked for us, we got a great price, and it's convenient to where my husband has to travel for work.

We looked at the Tim Lewis homes in Rancho Cordova and they were too small for us. As far as the Orangevale area, my husband did not like the traffic congestion. We drove through there a couple of times at different times and it's not for him.

To those that chose Tim Lewis I am sure you will be very happy with your selection --- after narrowing down the pros and cons, it just wasn't for us.
