Hi!

We are planning to buy a house in one of these towns due to school district. Everyone has been recommending Folsom/Roseville/Rocklyn, with some mentioning about Granite Bay/Elk Grove (or I am just confused after reading many posts here). I remember reading in one of the posts about the cost of utilities in these areas, and I thought that I had subscribed to the thread, but cant find it. The post mentioned about difference in the cost of utilities, I think it was electricity but not sure. Can someone please let me know approximately how much the utilities run for in a typical home in these places. Ay other costs that we need to be aware of as we get ready to buy our first house.

PG&E Rates: Pacific Gas & Electric - Tariff Book

SMUD Rates: SMUD.org | English | Residential Services | Rates (http://www.smud.org/en/residential/rates/Pages/rates.aspx - broken link) (SMUD covers Sacramento County).

Don't look at rates only. If your home is all-electric, heating will cost you more than if your heat is produced by gas. Electricity is the least efficient way to heat a home. Your realtor can get actual bills from the utility companies or the homeowners so you can get an idea of how much it will cost to heat and cool during winter and summer.

What is the average cost for utilities (water, electric, gas, and garbage) for a 2 - 3 bdrm
home in the Sacramento area? Thank you for a response.

We're in Folsom - 3 BR single story home approx 1500 sf.

Avg cost Folsom City (water & sewer combined) = $100
Avg PG&E (gas) = $10
Avg SMUD = $25

I hear EDH is much more expensive, much.
