Hello,

I'm considering purchasing this 4plex for investment purposes. Would appreciate if anybody can share any feedback on the area and the surrounding areas, tenant demand, issues, etc. What are the typical tenant profile in that area? crime? demand? Any feedback would be appreciated.

Some of the rentals in that area are run down. It is also a transitional area whereas crime is concerned. Some of the people living on 28th and on San Fernando (28th 1/2) don't look like the highest quality people, but I haven't spent much time there, so I couldn't tell you how they are. The neighbourhood south of there is fair. East of the freeway it changes block by block.

Rental demand? I don't know. Those several blocks give me the impression landlords there cater to the Sec 8 crowd. Overall, rental demand in the Sacramento area isn't great. The only real demand is people moving from one apartment to another because they don't like their landlord. Rents are stable, at best, to declining slowly in most areas.
