I would say they will be consistently coming. Banks are sitting on a lot of houses and many are still going to foreclosure. I do not prefer short sales because they can take many months for the banks to even look at them. Good luck on the search, Rocklin is a great area to move to.

with that price range I would say you can afford the newer subdivisions just fine, very nice up to date areas. Other areas I would recommend would be across from Sierra College. Lots of nice real estate out that way as well for your price range.

Thanks, guys, we did do some looking on the east side of the 80... near Sierra College. Someone told me that area, for some reason, hasn't held up as well. Honestly, in driving through Whitney Ranch, I'm amazed at how poorly some of those neighborhoods haven't held up. So sad because you know those people paid a small fortune at the peak.

If you can find a house in your range in Whitney Oaks I would definately take it. Great area

How many trips have you taken out here? What did you like about it? I'm curious..

Well, we just shifted our approach to Rocklin because my wife landed a job there. Up until then it had been El Dorado Hills. Whitney Oaks reminded me of EDH. I'm not looking for 'snooty' so maybe I'm just kidding myself but Rocklin seems to offer clean, safe and family oriented without the attitude I sensed in EDH. However, we've made just two trips.

Whitney Oaks felt rich to me... using that term loosely. Whitney Ranch, in my opinion, felt like house... after house... after house... many of which hadn't been kept up. I guess when you have that glut of homes it really only takes one or two people to screw up a nice street. Perhaps I'm being too picky. I liked the gated idea... walk to local park and pool. Up the hill a bit and off the beaten path. Slightly removed yet 10 minutes from everything.

If you have other suggestions I'm really receptive. We're finding such a hard time locating a normal sale. Everything is 'short sale'. I suppose that's a good thing... people aren't choosing to leave. Anyway, did that answer your question of what we liked?

There is a nice area of Midas Ave that you might like - here is a house for 375,000 and not a short sale.

Thanks, Chris, but I'm looking for more square footage and 4 bedrooms. Thus far I've been able to find about 3 active listings and 5,000 short sales. Very encouraging.

Saw Turnstone online... a short sale like so many others. I keep hearing the banks are getting more streamlined with that process but I haven't see that. Thanks for the input.
