It does seems like the really ideal houses get snapped up super quick, but sometimes there's a good reason a house has been for sale for a while. 12 crossings are horn free, but not all of the crossings are so you will still hear the horn blowing, but it will be farther out so you might not hear it where you are.

The area sort of between the high school and State street has nice older homes. Still weirdos walking around though, as all of downtown has prowling drug addicts. It goes downhill pretty quick south of State, east of the creek/ 17th and north of the high school. Pockets of decent but not a lot from there east to Lancaster.

That isn't accurate. East of 17th to about 23rd is mostly decent. It gets dicey after 23rd. North of the high school is Grant and Kay neighborhoods. Both of which are nice and desirable neighborhoods. North east of the high school is Englewood which goes to about 23rd.

I disagree but I respect that "nice and desirable" are subjective. There are some nice homes and even whole streets of them but those are pretty grim areas in my book. Maybe compared to sweet home its nice.
