Why they build City Creek right next to Gateway mall? (vs., shops)

I am soon moving to SLC (good possibility). I notice they are doing a big project with City Creek Mall in downtown. It looks very impressive. But not clear why they would put it right next to an already nice mall, the Gateway which looks like a very nice mall itself. Why not distribute the malls around the town, to add variety? Confused a little.

The thing that always bugged me about that mall is it became a hangout for undesirables, teens and just not a good place to go in general. I sure hope the "clean" the area up as far as those that hang out there. Otherwise it won't be a very nice place once finished either.

Gateway Mall is in the downtown area, but the two are not adjacent to one another. City Creek is immediately next to Temple Square, while Gateway is a few blocks west. The area next to Temple Square was getting to be pretty run down. The Church understandably doesn't want its headquarters in the middle of a blighted part of town, so the point is to revitalize it. City Creek is going to be mixed use -- office space, residential space, and retail space. It will probably actually help Gateway to have another mall in close proximity. Most studies indicate that stores all do better the more there are to choose from. There are a number of other nice malls in the suburbs.

I don't see the problem. Many of the shops that are going to be part of City Creek aren't exactly the same kinds that you would see at the Gateway Mall (I use the term mall lightly, its more like a really nice large plaza IMO).

Besides most of CC is residential/business not retail. I don't think Deseret Books or Haggerman's is going to kill Barnes and Nobles or the food court at the Gateway.

They aren't throwing a mall in a new area; city creek replaces the Crossroads mall and ZCMI center, which have been there since the 70's. Also there is a bit of Mormon vs non-mormon stuff going on here.

But yea, ultimately it's a bit silly to put them so close together.

I think its more like urban-downtown decay vs. renewal and new.

Downtown SLC is lucky to have a local owner(s) that care about the downtown image. There are 100s of cities in the US who would love to have someone, anyone invest that kind of money in their downtowns. Even from a church.
