Good afternoon everyone! Hope everyone is good!

Me and my husband are moving to Utah from NYC. Husband's job is out there. I'm on unemployment. I'm really scared because we have an eviction on our record. I got laid off, and we were unable to pay the rent. :-/

I've looked at a couple of really cute apartments, however none of them want a prior eviction on the record. (completely understandable... but just because we messed up doesn't mean we will again).

I don't want to be homeless in a new state!!!!!! :-( What are my options? We are willing to pay a higher deposit, and 6 months in advance.

I'm worried sick about this and really, we ARE good people... just had a bout of bad luck. Any advice will be greatly appreciated.

There is always somebody who will work with you. The more money and job security you have the better. After that, most things are open to negotiation. Some will say "no" and others will say "yes."

Be honest and patient. You'll find something I'm sure.

Look on ksl dot com. Most of thoses houses/apartments are rented by owners, they rely more on judgement of character more than past mistakes. I'm a landlord, I rent to people who have filed bankrupcy, they're great renters. Don't ask about evictions. If they ask you be honest but if it's never brought up, don't worry about it.

Also some landlords that are non corporate will only verify employment and not run a full credit check, and as gmb said personal judgment. We moved here with a pending foreclosure from out of state 2 years ago and have been in the same rental house since that time, to our landlords and our benefit.
