Hello kind forum helpers!

Still on our search for the perfect house. We have seen several in our price range that we really love in Pleasant View and North Ogden.

Re: Pleasant View, I see it is a very small community. We are not LDS though we are friendly and accepting. I'm wondering if this is a heavily LDS area? I see only one other church (Baptist). I understand from reading here that the kids are very involved in church activities and often don't have time for those not involved in the Mormon church. I'm mostly asking for our now 2 year olds. I would want to know that they could make friends over the years that would have time for them. (This isn't a bash lds thread in any way). I am not opposed to them being invited to LDS activities. Just wanted to ask if this area is like what I read about Provo. Don't want to be the odd-family-out.

Re: North Ogden, I know Ogden has its issues, do they extend to North Ogden as well, or is this a nicer area? Wondering mostly about the investment and home appreciation.

Also looking at South Ogden and like several homes there. Mostly east of Harrison. We are drawn to mid-60s 70s houses and see a lot there. Any intel?

By the way, I did search for info here and found a few threads back in 2006, so therefore wanted to see if there were any updates. Couldn't find anything very recent. Thanks in advance for any info you can share.

I would recommend Davis County anyday and anywhere in Weber County. Davis County has a first-rate quality of life and is one of the most liveable counties in the country.

I find the Ogden area because it has long been in economically depressed area to be very cliquish as most of the people who live in the Ogden area have lived here there entire life. Very few people who live in Ogden or its Weber County suburbs are from outside the area.

Most of the people who are out of staters in the area live in Northern Davis County.

I know Pleasent View and North Ogden are very safe and decent. But they are low on amenities and you actually get more for your money down in many enclaves in Davis County.

Ogden's issues do not impact North Ogden. The border of Ogden/North Ogden is 1500N.

Ogden has a very large area of poverty, substandard housing and houses that are basically falling apart but the crime rate is not bad. Most of Ogden's issues are between 12th S and 36th S (the border of South Ogden).

I don't care at all for South Ogden. Its mainly older homes and many of them are rentals. The border which
is 36th is close some of the areas of Ogden that have alot of alot of social problems.

Most of Weber County retail is in the city of Riverdale. Which is about 10 miles from North Ogden.

Davis County which is sandwiched between Ogden and Salt Lake City is just whole different mentality but in a good way. I am not from Utah but for quality of life, people and affordability you can't beat Davis County
in northern Utah.

Farmington, Layton, Kaysville and Centreville, Bountiful are all very nice. You get far more for your money
then Salt Lake County and it's far nicer then most of Weber County. Most of Davis County is very scenic, peaceful and the people there are quite friendly.

Really and truly appreciate the thorough response. It's coming down to the wire (3 weeks) that I'll be out looking at the homes. I want to narrow down my vast list of favorites and concentrate on one area as I'm going to need to pack a lot of viewing into a short time.

On the mainly older homes in S. Ogden, I guess that is why I'm finding so many favorites. I specifically looking for mid-century. Lots of neat ones there.

As soon as our house sells in Logan, we are looking to move down to Davis County. We are specifically looking at Layton or Kaysville. Probably more Layton than other places.

Its hard though because most of the cities are more like bedroom communities, so its not very "city" like, but they are nice places.

What is your reason for wanting to leave Logan (if you don't mind me asking).

The house #1 on our list is in South Ogden on the border of South Weber in the 84403 zip. I can't imagine that a few blocks north of Davis is going to make this a terrible purchase, but what do I know? I actually am loving a lot of the homes along the east there all the way up to N. Ogden.

We are moving from Logan for a few reasons. My husbands job is at Hill AFB, and the commute is getting to be a lot. We have 3 kids (2 1/2, 6 mos and 6 mos) and its wearing on me to be basically doing it all. We are trying to move closer to Hill AFB so we can have some more family time and he can be around more to help me with the babies.

While I would say that Davis county is closer to things, the homes in N Ogden and Pleasant View are larger, have larger lots and are more affordable. Also, I have lived in David county for 5 years, and I can't imagine a place where more of the people have lived their whole lives in the same place. There maybe some places closer to Hill AFB that are populated by out of staters, but my experience is that most of Davis county is filled with Davis natives. And the plurality of those that aren't from Davis, are from Salt Lake or Provo, not out of state.

I would imagine the biggest issues would be 1) how important is it to be within a mile of shopping/amenities and 2) how far is work. N Ogden and Pleasant View have a Front Runner station now, so the commute south to Hill AFB isn't as bad.
