Are there any rural areas (that aren't over inflated with rich Californian's eho have driven up the housing cost) of Salt Lake that are within a 45 minute drive to the industrial park at 5600W and the 2100S Freeway?

Wouldn't that be nice.

You could look in Tooele County, west of SLC around the tip of the mountain. Some nice homes in LakePoint.

Going west is the easiest. Other than that you’re talking north of Ogden or into Morgan which are both outside your criteria. There are small coves of horse properties (simple dell), herriman, Farmington, etc but I wouldn’t call them rural.

Lakepoint and Erda in Tooele County are rural and have some gorgeous homes. Takes just about 30 mins to 5600 W barring any accidents.

Depends on how you drive. If you're a veteran Utah driver that likes to go 55 in the fast lane and you hit the brakes every time you make a lane change, then Tooele is your only option. If you're not afraid of the throttle and can hit the 70, 75, and 80 mph speed limits, then the door swings wide open for places like Heber, Midway, Jeremy Ranch, Farr West, Pleasant View, Mountain Green, Grantsville, and maybe even Coalville/Oakley/Peoa.

The speed limit is the fastest I would be able to drive, company vehicle with GPS. I am looking online at the Tooele area. I like what I am seeing further south in Stockton. I think we are going to drive up there in a couple weeks and have a look.

Stockton is very rural. Look at South Rim area in Stockton. Very nice homes there. Stockton will add quite a bit of time to your commute, however.

Copperton it’s 5 miles west of West Jordan.

If you’re looking for lots of land, that’s not it. But if you are looking for small town feel & more deer than people, it could be an option.

I don’t need a lot of land. We currently have 2.5 acres, and I don’t use but maybe 1 acre of it.

Erda has a great rural feel and land there is generally more affordable than the Wasatch back. Lots start at 1 acre, with many being 5+ acres in size. You are 5 minutes from city amenities in Tooele and 30 mts or so from SLC.

The Wasatch back has the cleanest air, the most beautiful views and a ton of outdoor activities. Mountain Green & Peterson (in Morgan County) are close to Ogden and Layton and about 40 minutes from SLC; Coalville (North Summit County) is more rural and Kamas (South Summit; close to Park City) can be quite expensive but each place is family-friendly and you can find homes on 1+ acre.
