We have widened our search to 3+ bedrooms and 1800+ sqft and I'm feeling a little more optimistic. The places we are calling on are being rented within a few days of listing, so I'm thinking we'll have to snatch something up right when we get there. Thank again for your replies. I'd really like to keep the commute under 20 minutes, and I hadn't considered the wait at the gates!

The gate issue should not last past April-May. Granted, it was scheduled for completion this month, but the late spring isn't too far off.

Thanks! My wife shot down those three for one reason or another :/

We're looking at a place in a new subdivision in the Sunrise area. How much truth is there to the "Gunrise" moniker I hear thrown around here? I looked at the crime stats page and it doesn't look too bad...

edit: we're actually going to view the Campstool place if it's still available when we get in town

The Sunrise area is terrible. I grew up there when it was new before it got too bad. I wouldn't want to raise my family there now. My mom still lived there until last summer and I hated bringing my kids there to visit. Did not feel safe.

While the crime might not be too bad in the 78244 zip code, the Sunrise subdivision is bad. The homes are in bad condition too.

We've reallllly widened our search criteria, especially since having a community pool with a toddler pool/zero depth pool is near the top of my wife's list. We're looking as far as the western side of the 1604 loop, even though that would put me at a 30+ minute commute.

So now it's $1600 or less, 3+ bed, 2000+sq ft, community pool...

Every place we call on has had an application put in "that morning."

FWIW, I live near Boerne and make the commute daily. Takes me around 30 minutes or so, and little traffic since I leave before the normal rush. It was worth it to us to have a more rural setting, and for the excellent schools. Alamo Heights also has great schools, but the house prices border on the unreal. $400+K for a "fixer-upper" is ridiculous. Fixer-upper in the AH lexicon means large scale renovation needed.

We ended up renting a place in the Steubing Ranch subdivision off 1604 and Judson. We're happy with the location so far. Commute to Ft Sam is 20-30 minutes from here and the neighborhood seems great. Thanks for all of your helpful input!
