What is the zip code for Southtown? I am curious to see what some of the homes for sale look like.

haha. That may be true - if you consider diversity only in terms of politics. Southtown is predominantly not-Republican (Democrats, Independents, Green Party, Socialists), though they exist. One friend loves to joke that he's "the only Republican in the neighborhood." Not true, but I'm sure he feels like that sometimes.

Exactly. We're liberal in life, not just in politics. To take a saying from Key West (FL), we truly are 'one human family' here in this hood. It's why I've been here going on nearly 8 years now.

Seems like there's not much in the $400-$650 range unless it's a loft or apartment. Are there any families at all living in that area? Is Brackenridge HS any good?

Odd, I've seen plenty in that range in the general area. And lower and higher (starting for a restored 2/2 about $250K up to 1mil++). Where did you look?

Families - Bonham Academy is bursting at the seams with in-zone kids. So yes, there are many families. Check out KWAKs (king William Area Kids) - the website isn't updated much, as the facebook page and email list are the main sources of communication. Some families even live in the lofts/apartments, though there are also many houses.

re: Brack HS - mixed. Most of the families that have made Bonham a great school have not hit the HS level yet. We're all still working on making the Bonham Middle School (part of the academy) stellar. Brack is good in its own right, with a very strong music and dramatic arts program. But,it's an SAISD school, long neglected like many others. It has strong potential to continue to improve and I see it happening in the next 5 years. Also depends on what your perception of "good" is. If you're dependent upon test scores, it probably lags behind some NISD and NEISD schools. I, like many parents in the neighborhood, focus on a broader educational standard which doesn't encompass standardized testing (they have to do it, but its not how I measure a school). Bottom line, if my kid was HS age and was suited to the public school system (she's only in 1st, and I'm not sure the memorize/test cycle of public school will work for her long term), I'd happily send her there. If I chose elsewhere, it wouldn't be another public school anywhere in Texas, it'd be private or homeschool.

Despite its "Hipster" reputation, I think most who live in Southtown don't really subscribe to the "Hipster" attitude/way of life. Compared to the typical suburbs, Southtowners may seem like it, but it's not a "see and be seen" kind of place. That is, not the kind of place where people go out of their way to fit into an image or mold of what's expected for the area. There is a "norm" here that differs from elsewhere. We joke about the "uniform" (some places have the yoga pants/tunic mom look, Southtown's uniform is tattooed moms...). A friend likes to joke about "bringing down property values by drinking a Lone Star on my porch..." A jab at all the craft brews we have at parties ;-).

People are drawn to the area because they find people with similar ideals/ways of life, but that doesn't mean identical views. It doesn't mean identical ways of life, but a general way of living where, for example, a mom with tattoos is as normal as a mom in a business suit and a mom in yoga pants (plenty of dads and singles too, just using an easy example). That is, none would stand out - not just tolerated, but normal, unremarkable. yes, you're more likely to find hybrids than SUVs (but they exist).

This is probably true of many of the older neighborhoods as well. Southtown has become a bit more mainstream with gentrification, less edgier than say Alta Vista. Mahnke Park is a lovely area, but it seems to have more in common with its nearest neighbor, Alamo Heights, than Alta Vista. But, that is just my observation, I'm not quoting any study.

Btw to the OP: I grew up in Tobin Hill, so I'm kinda partial to that neighborhood (hope to move back there after my kids finish high school).
