Just call a realtor and ask for the comps in the area you are interested in.

did not want to get a realtor involved because we have found a home to buy without a realtor's help. this is a newly constructed home so we are negotiating directly with the builder.

Sorry - but hard to have your cake and eat it, too. If you want to work sans Realtor, then you're going to have to find a way to get private information....isn't going to be easy.

If you know someone with access to the MLS system, you can get the information.

Default Redfin will show you the recent sale prices

Create a (free) account on redfin.com. Unlike Zillow, they will show you recent sales prices. Once you're logged in, click "Change search options" on the left side of the screen and check "Sale records". Try putting in the zip code of the area you're looking in. They don't have Comal or Guadalupe though if you're looking in those counties.

I don't think you even need an account for realtor. It's an option off to the left.

You don't pay the Realtor, the builder will. We had all ready found the community we wanted to buy/build in, our Realtor saved us another 10k off the price of the home

Gotta agree with Me007gold -- you do not pay the Realtor, the builder will. It's a mistake for you, as the buyer, to not have a Realtor. In an area like mine (Washington, DC) where everything sells in 5 days, I'll admit that many SELLERS are not using Realtors. Almost all BUYERS, however, get a Realtor because they need someone who 1) knows how to write a contract that protects you, 2) gets you the most recent information on current sales, and 3) keeps everyone's emotions in check.

As a standalone buyer, you are a one-trick pony to the builder. You'll buy -- and that's all. With a Realtor, the builder has an incentive to behave, to provide a good deal, and so forth. Why? Because the Realtor can bring in more sales. You, my friend, will not. You're a one-time purchaser and will be treated as such.

Like others said, the seller pays commission, so why not be represented by a realtor?

You don't want to trust the seller with the single most expensive purchase/investment you can make in your life. You need a professional advocate.
