I agree. You will never find out if there are any options available to you unless you ask. And by asking, I mean ask the source. You might get a variety of different ideas, opinions, and experiences on a public forum, but does this exercise get you any closer to knowing your specific options?

Any debt is negotiable in amount or term, even the tax office. By not facing the issue directly, you're hurting your position. One thing for sure, if you don't talk to them, the worst will happen.

The summons just came Thursday, and I live several hours away from the county the property is in. I can't go until Tuesday to speak with them in person, so I wanted to be as informed as possible before going in as to what my options might be. Thank you so much!

There are also companies that will finance back tax bills. They often don't care about your credit because thy get priority lien (that is, in he case of a default, they will get paid off ahead of your other debts). Propel is a large firm like that.

But I agree you should go to the county first.

Note that private tax firms can mae it easy to borrow, but if you miss payments they can also accelerate foreclosure. If you can't afford it, strongly consider selling now and taking a little equity vs losing it all in a year or two.

I wondered if legal aid might be able to help you. You might call this place explain the urgency and maybe you could at least talk to someone and get some advice. 4500 isn't much to some, but a great deal to others. Good Luck to you.
