True. We've spent the last few weeks painting and fixing up. The next few days before we market will be spent cleaning and scrubbing! I think I'm watching WAAAAY too much HGTV...Designed to Sell has turned me OCD! Ha!

I just wanted to let you know that we just bought here in SA in December. We sold our house in Ohio (VERY bad market right now, one of the worst in the country) in a little under a month! I had watched HGTV also and I staged that house like you wouldn't believe! Oh, and I have a 3 yr old son so I know how hard it is to sell a house with a little one! Think, red kool aid on the kitchen floor and then he dumps some water on it and finger paints. Ummm..I don't think I've been that mad-ever! Anyway, I tried to give some tips on here a few weeks ago to someone else, just wanted to let you know if you wanted to look for that post. Good luck with the sale! I know how stressful it is!

Thanks for the encouraging words, Mojo. I have 2 girls, 6 and 12, and I thought there might be an issue when my 6 year old started telling her friends in class to "de-clutter" their desks! I'll have to go look up your tips...right after I burry my St. Joseph statue in the front yard...

Hannahmom, your realtor should be willing and able to give you "days on the market" for recent past sales of comparable homes in your part of town. All of that is available through the MLS system.

Thanks, Bowie. She did give me the comps, and it looks like the average days on market is around 60. Not horrible, but I'd prefer around 6. Ha! wishfull thinking!

you should offer that to HGTV as an idea for a commercial, seriously.. that is perfect and VERY funny.

I'll only ask for 10% too
